D7 Studio is not a licensed real estate broker (mediador imobiliário), law firm, tax advisor, financial institution, or notary in Portugal. All property transactions, legal reviews, tax advice, notarial acts, licensing, and regulated services are carried out exclusively by duly licensed Portuguese professionals, including but not limited to:
real estate agencies licensed by IMPIC
Portuguese lawyers (Advogados) registered with the Ordem dos Advogados
certified accountants (Contabilistas Certificados)
notaries and other regulated professionals
D7 Studio does not negotiate purchase terms, does not represent clients in regulated transactions, does not handle or transfer client funds, and does not provide legal, tax, or notarial services.

introduction to vetted and independent local partners
facilitation of clear communication between parties
Real Estate & Investment Notice (Portugal)
Property acquisition, renovation, rental, and resale in Portugal may be subject to zoning and urban planning regulations, municipal approvals, tax obligations (including IMT, IMI, capital gains, and VAT where applicable), and residency or registration requirements. D7 Studio does not interpret or advise on Portuguese property law, tax law, or licensing requirements. Eligibility, compliance, and legal feasibility must be confirmed by licensed Portuguese professionals engaged directly by the client. D7 Studio may assist in project management, operational coordination, and reporting, but does not act as a real estate intermediary or legal representative.
Fees & Transparency: D7 Studio operates under a transparent and contract-based fee structure. Consulting, advisory, project management, and operational services provided by D7 Studio are invoiced directly to clients under agreed scopes of work. In certain engagements, D7 Studio may offer bundled or integrated service arrangements, where D7 Studio coordinates multiple independent service providers as part of a single project. In such cases, D7 Studio may collect payment on its own account for coordination and execution purposes, based on written agreements with the client and relevant partners. D7 Studio does not act as a financial institution, escrow agent, or trustee and does not hold client funds on trust. Third-party partners remain independent contractors and are solely responsible for their licensed and regulated services. If an introduction to a third-party partner results in a transaction, any referral or introduction fee is paid by the partner, under a separate written agreement. All such arrangements are fully disclosed and do not increase the price paid by the client unless explicitly agreed in writing. D7 Studio does not charge hidden commissions, undisclosed markups, or success fees unless expressly agreed in writing.
Confidentiality & Data Protection: All inquiries, introductions, documents, and communications are treated with strict confidentiality. D7 Studio complies with: the EU General Data Protection Regulation (GDPR) applicable Portuguese data protection laws. Personal data is: collected solely for communication, coordination, and service delivery stored securely not sold, transferred, or shared with third parties without consent Where required, a Non-Disclosure Agreement (NDA) may be executed prior to the exchange of sensitive information. NDAs may be provided by the client, a partner, or by D7 Studio upon request. Clients may request access, correction, or deletion of personal data at any time.
No Financial or Investment Advice: Information provided by D7 Studio does not constitute financial, investment, or tax advice. Any financial projections, ROI estimates, or investment scenarios are indicative only and based on assumptions that may change. Final decisions must be made based on advice from licensed financial, legal, and tax professionals.
Applicable Law & Jurisdiction: Consulting and introducer services provided by D7 Studio are governed by the laws of the State of New Jersey, USA, unless otherwise agreed in writing. Any regulated services provided by third-party partners are governed by Portuguese law and subject to Portuguese jurisdiction.
